When you are offering your property to the market, the better prepared you are and the better presented the property is through being organised, having accurate figures readily available etc etc the better the transaction for all concerned.

The role of the agent is to advise on the best possible price options and for the vendors to be able to make informed decisions about the market. Then comes the need to attract the buyers.

Professsional presentations and information can often make the difference and often agents are advised, they are unable to take photographs because the staff are not aware etc etc. Agents accept this, but please if you are wanting to sell, or to purchase, it does occasionally pay to have some empathy for the the other side. Vendors do not wish to raise the concerns of professional staff and purchasers are time sensitive, like we all are and they need quality information.

A picture says a thousand words is an adage that I continually use and the more photographs that accurately reflect the property and the opportunities available, the better for all concerned. If you are selling, ask yourself why you purchased the property and why if you were in the market today, would you purchase your property.

If you are wanting to sell, the better the presentations and the information the greater the chance of selling. If you are wanting to purchase, please be conscious that not all owners are able to advise the staff they are attempting to sell and that when you are interested in a property, go through the agent. The agents are employed for a reason and add value to both sides in the transaction.
